Window Cleaning for Businesses and Property Managers

If you run a business or manage a building in Greater St. Louis, your glass is the first thing customers, tenants and visitors see. We clean it for business owners, property managers and facilities teams.

We clean buildings up to two stories, no higher. We work Monday to Friday, 9:00 AM to 4:00 PM, not on weekends. We do not clean gutters or pressure wash.

What a visit includes

What Is in a Commercial Visit, and What Costs Extra

Your first visit and your repeat visits are different jobs.

First visit

Initial Deep Clean

Interior and exterior glass, frames, tracks and sills, and built-up grime. It sets a clean starting point.

Every visit after

Repeat Maintenance Clean

Exterior glass, tracks and sills, with interior touch-ups as needed. You set how often we come.

After construction

Post-Construction Clean

Adhesive residue, overspray, caulk film and construction debris come off the glass. It is a one-time clean once the work is finished.

No surprises

Included Versus Quoted Separately

The left side is in every standard visit. The right side is optional, so you add only what your building needs.

Part of every standard visit
  • Glass, frames, tracks and sills
  • Water-fed pole reach to the second story
  • Purified water
Quoted separately
  • Hard water stain treatment
  • Screen cleaning and screen repair
  • Cobweb removal
  • Expedited cleaning
Why hard water gets its own priceThe water here is hard. Missouri American Water reports 67 to 217 mg/L of hardness across St. Louis County, and the upper end of that is in the USGS “very hard” band. When sprinkler spray dries on your glass, those minerals stay behind and bond to it. Minerals sitting on top of the glass can be treated.
What no cleaning can fixMinerals left for years can etch into the glass, and etched glass cannot be cleaned back to clear. Haze between the two panes of a double-pane window means the seal has failed, and cleaning cannot reach it.

What to Ask Any Commercial Window Cleaner Before You Hire

Ask these four questions of anyone you are thinking of hiring. Our answers are under each one.

Can I get a certificate of insurance for my vendor file?Yes. Ask, and we send it.
Is the scope in writing?Yes. Your quote lists the package and every extra before work starts, and nothing is added later.
Who will be on site?Technicians who are background-checked and trained before they work on their own.
What happens if it rains after the visit?Ask for the guarantee terms, including what they leave out. Ours are in the guarantee section below.
What sets your price

What Does Commercial Window Cleaning Cost in St. Louis?

There is no flat rate, because no two buildings are alike. Six things set your price.

Number of Windows and Glass Surfaces

Every pane, panel, glass door and partition counts toward the total.

Interior, Exterior, or Both

Tell us if you want inside and outside, or outside only. Your quote changes with the answer.

Height and Access

Second-story glass and tight access take more work than ground-level glass. Tell us about hard-to-reach glass when you ask.

How Often You Want Us

Tell us the schedule you want, and your quote reflects it.

Property Type and Condition

Grease film on restaurant glass or construction residue takes more time than light dust.

Add-Ons

Every extra you add changes the quote.

Frequently Asked Questions

It depends on your glass, so we price each building on its own. The list above shows what changes the price, and Window Cleaning Packages shows what each package covers.

A small storefront or office with a handful of large panes usually takes under an hour. Across the trade, a working crew cleans about 30 to 60 panes an hour, and a first visit takes longer than a repeat visit. The more glass you have, the longer it takes, so tell us how many windows and glass doors you have when you ask for a quote.

Storefront and office glass is often fixed and has no screens. If yours has screens, tell us when you ask for a quote.
